3rd party sites, zillow, realtor, homes.com, pending

We include your contact information in the "showing instructions" section of the MLS. Agents with access to the MLS will be able to find your information and reach out to you directly. We provide your phone and email!

How 3rd Party Sites Work:

  1. Consumer sites such as Zillow, Trulia, Redfin, Realtor. com, and others have a direct feed from the MLS. Once your home is listed on the MLS, these pull the information from the MLS and your listing is posted on their websites.

  2. Some websites have a delay in updating the information on their site. It typically takes up to 24 hours for changes in the MLS to appear on 3rd party sites. Information such as; Photos order, descriptions and other data DO NOT always syndicate.

  3. 3rd party websites are privately owned and operated and agents/brokerages do not have access to update the information posted on their sites. In the case your updates are not appearing on the MLS, please message us and we can "refresh the MLS listing on our end in hopes that the 3rd party sites will pick up the updates.

Your listing status on 3rd party sites:

  1. All 3rd party sites function differently. When you change your status to pending for example, some sites like Redfin change the status of the listing to pending and other sites like Zillow remove the listing completely and show a "off market" status. We do not control the status shown on these sites, but do control ensuring the status on the MLS is accurate. You should receive a text confirmation when your property status changes on the MLS.
