Zillow may display your listing differently than the MLS.
This may include:
The “What’s Special” section
Bullet-point highlights
Featured photos
Photo order
Zillow-selected property details
Zillow display features
These items are controlled by Zillow.
Listed Simply controls the MLS listing. Zillow controls how the listing appears on Zillow.
Why this happens
Your listing is entered into the MLS first.
Zillow then receives listing information through the MLS feed.
After Zillow receives the data, Zillow decides how to display the listing on its own website and app.
Zillow’s own Help Center states that Zillow gets listings from MLS/IDX feeds, but Zillow controls its website experience and listing display.
Can Listed Simply edit Zillow’s “What’s Special” section?
Usually, no.
If the MLS listing is correct, Listed Simply may not be able to directly edit Zillow-specific sections such as:
“What’s Special”
Zillow-generated bullet points
Zillow-selected highlights
Zillow-selected featured images
Zillow page layout
Those are controlled by Zillow, not the MLS.
What Listed Simply can do
Listed Simply can update the MLS listing if something in the MLS is incorrect.
We can review or update MLS items such as:
Photos
Photo order, when allowed by the MLS
Public remarks
Property details
Price
Status
In some cases, updating the MLS may refresh the feed to Zillow.
However, we cannot repeatedly refresh listings just to try to change Zillow-controlled display features.
What to do if Zillow is showing something you do not want
If the MLS is correct but Zillow is displaying something incorrectly or in a way you do not want, the best option is to report it directly to Zillow.
Zillow says active listings can be reported from the property page by clicking More and selecting Report problem with listing.
You can also use Zillow’s Help Center for customer and technical support. Zillow lists its Help Center as the place to go for customer and technical support.
