Absolutely! When you list your home with a flat fee company like Listed Simply, your property is treated just like any other home listed by a traditional real estate agent. Here’s how it works:
Your Home Is Advertised Everywhere
When you list with us, your home is placed on the Multiple Listing Service (MLS), which is the same platform used by traditional agents. This means your home will be seen by thousands of buyer agents and their clients. But that’s not all—we also ensure your home is advertised on over 100 major real estate websites, including Zillow, Realtor.com, Redfin, and more. This widespread exposure is crucial for attracting buyers and ensuring that your home gets the attention it deserves.
Buyer Agents Are Motivated to Show Your Home
One of the key components in any real estate transaction has traditionally been the commission offered to buyer agents. However, due to recent changes effective August 17, 2024, following the National Association of REALTORS (NAR) Settlement, MLS listings will no longer display offers of compensation. This means that the commission you offer to buyer agents will not be visible on the MLS or on third-party websites like Zillow and Redfin.
What does this mean for you? While the MLS will no longer show the buyer’s agent commission, you can still incentivize buyer agents by offering a commission outside of the MLS. Agents may reach out to inquire about the commission you’re offering, and this information will now be included in the offer presentation if you choose to offer a commission.
Even though you’re saving money on the listing side by using a flat fee service, buyer agents remain motivated to help sell your home, knowing that their commission will be discussed and agreed upon during the offer stage.
No Difference in How Your Home Is Presented
The listing itself is no different from one listed by a full-service agent. All the essential details about your property—photos, description, features, price—are presented in the same professional manner. The only difference is that you’ve chosen a more cost-effective way to list your home.
