How Online Showing Requests Work

Many MLSs use online showing tools that allow agents to request showings directly through the MLS.

Common showing tools include:

  • ShowingTime

  • Aligned Showing (Primarily used by Arizona Regional MLS).

The showing tool used depends on your MLS and location.

These tools help agents request showings and allow sellers to respond by text, email, phone, or computer when available.


Is online showing scheduling included?

Yes. Online showing scheduling is included with your MLS listing when the MLS provides this option.

There is no separate setup required from you.

When your MLS uses an online showing tool, Listed Simply adds your showing contact information during the listing setup process.


How agents request showings

When an agent views your listing in the MLS, they may be able to request a showing through the MLS showing tool.

The agent can select a showing time and submit the request through the MLS.

Depending on the showing system, you may receive a notification by:

  • Text message

  • Email

  • Phone

  • Online showing dashboard


How you respond to showing requests

When you receive a showing request, you may be able to:

  • Approve the showing

  • Decline the showing

  • Reschedule the showing

  • Coordinate directly with the agent

The exact options depend on the showing tool used by your MLS.


ShowingTime

ShowingTime is a common online showing tool used by many MLSs.

When available, agents can request showings through ShowingTime, and sellers may receive notifications by text, email, phone, or online dashboard.


Aligned Showing

Aligned Showing is commonly used in Arizona, including with ARMLS.

When an agent requests a showing through Aligned Showing, you may receive a text and/or email notification.

You can approve, decline, or reschedule the showing request directly from your phone or computer.


Important note for Aligned Showing users

Aligned Showing may not display the agent’s contact information to sellers when a showing request is made.

Even after approving a request, you may not receive the agent’s details through the Aligned Showing system.

However, once a showing is scheduled or approved, your contact information may be shared with the agent so they can contact you directly if needed.

Your contact information is also listed in the MLS Showing Instructions so agents can call, text, or email you directly.


What if online scheduling is not set up?

Even if online showing scheduling is not available or not yet active, agents can still contact you directly.

Your contact information is added to the MLS Showing Instructions where agents can see how to reach you.

Agents may contact you by:

  • Phone

  • Text

  • Email
