Do You Service My Area? Find Out Which MLS Covers Your Property

Introduction:

One of the most common questions we receive at Listed Simply is whether we service a specific area. With over 350 MLSs (Multiple Listing Services) across the country, it’s important to know if your property falls within our coverage. This article will help you determine if we service your area and explain how nearby MLSs can still provide extensive exposure for your listing.

How to Check If We Service Your Area

Zip Code Search: To see if we service your area, simply enter your zip code on our MLS search page. This tool will show you which MLS your property will be listed in, the counties it covers, and whether we service it. If we don’t directly service your local MLS, the page will also suggest nearby MLSs that do.

What If I Don't Check If You Service My Area: When we receive new listings, the first thing we do is check our website to confirm we service your local MLS. If we do not, we will send you a text message letting you know that we do not service the local MLS and offer to list you in a nearby MLS. From there, we will either proceed with the listing or cancel/refund you if you decide not to proceed.

What If We Don’t Service Your Local MLS?

Nearby MLS Coverage: If we don’t service your specific MLS, don’t worry! Listing your property in a nearby MLS still provides massive exposure. Your listing will be featured on over 100 real estate websites where buyers actively search, giving your property significant visibility even if it’s not in your local MLS.

Data Share Agreements

What is Data Sharing? Some MLSs have agreements to share their data with each other. This means that if your property is listed in one MLS, it might automatically appear in other MLSs that have a data-sharing agreement, increasing your listing’s exposure.

Example: In Florida, with over 35 MLSs, data-sharing agreements allow your listing to be visible across multiple MLSs, enhancing its reach.

How to Check for Data Share: On our MLS search page, there’s a section called “Other MLSs You’ll Be Listed In For Free.” If an MLS appears in this section for your zip code, it means there’s a data share agreement in place. Your listing will be featured in both your local MLS and the additional MLS, expanding your property’s visibility.
