Do I have to offer a commission to a buyer's agent?

No, commissions are no longer required to be displayed on the MLS. However, you can still offer a buyer’s agent commission as a seller concession to incentivize agents to bring buyers to your property. The amount of the commission is fully negotiable between you and the buyer’s agent. At Listed Simply, we save you thousands on the listing side by charging a flat fee instead of a percentage commission.

Buyer Agent Compensation on Listed Simply’s Website: Compensation offers are permitted on non-MLS platforms, so we will display any Seller Concessions you choose to offer on your Listed Simply listing, if applicable.

What Does This Mean for You, the Seller?

Incentivizing Buyer Agents: You are still able to incentivize buyer agents by offering them a commission OUTSIDE of the MLS.

Agent Inquiries: Agents may start calling you to inquire if you are offering a buyer agent commission.

Offer Presentation: When an offer is presented, it will now include how much you are willing to pay the buyer’s agent as part of the offer, if any.

Compensation will continue to be negotiable and should always be negotiated between agents and the consumers they represent. Commissions are not set by law and are always negotiable.
